Monica's Best Sell Your Home Strategies
1. De-Clutter
• Remove half of the books from any full built-ins or bookcases to create “white space” and lighten the look of a room.
• Showcase your storage space. Tightly packed closets make buyers believe there's a lack of storage space, so de-clutter all your closets and cabinets to make everything appear larger and more spacious.
• Pre-pack items you know you want to keep for the next house, and before the boxes go into storage, label each one so you know what’s inside when gets to your new home.
• Buyers are confused by spaces with multiple or vague uses, so make the purpose of each space obvious by staging it with only the items you’d use there.
• Depersonalize your home as much as possible. Remove photos of yourself, friends and family, trophies and awards, and anything that displays your political or religious beliefs.
2. Stage and Decorate
• Correct outdated bathroom tile by painting. Coat the tiles with a high-adhesion primer then, brush on a special ceramic epoxy covering.
• Invite the light. Light color walls, light furniture, and large open pathways will invite buyers to explore more of your home. Remove blinds where possible to maximize sunlight and clean the windows to invite the outdoors in.
• To make the master bedroom a selling point, eliminate features that seem too gender-specific, paint the walls a neutral color, and choose bedding that matches.
• Label the wonderful selling features of your home with attractive note cards. Labels will articulate things buyers may overlook, such as the size of a closet, or the function of a butler's pantry.
• Move furniture out of potential walking paths. It’s important for buyers to be able to move through your home with ease and without being distracted.
3. Remember the Outside
• Make sure your front door and steps are clean. Buyers come into your home through the front door, even if you don’t, so be sure their first impression is a good one.
• Remove seasonal signage and décor from the outside of your home, to make your house appealing to buyers of all styles.
• Add flower boxes to your windows or deck. Decorating with plants is a simple way to beautify, and add positive energy into the space.
• Trim trees and tall plants to prevent excessive window blocking. Privacy is desirable but overgrown plants can be perceived as a sign of neglect which can deter potential buyers.
Listener Tip
I just finished this episode and wanted to add a few things about "Organizing for Selling". When we sold our home, I went to the dollar store and got some inexpensive laundry baskets, 1 for each room, and when we had a showing, we went through and put all the personal items in the baskets and stacked them in the trunk of the van. Toys, books and any dirty clothes went with us.
All the dirty dishes went in the dishwasher and I utilized febreeze & tart melters to rid the home of any cooking/people smells. One of my pet peeves when we were house shopping was a room that smelled like people. Y'no when a bedroom smells like sleep, or the bathroom smells like someone just took a shower. - from Kristina E. |
